55-61.1. Validation of conveyances of real property under trust instrumentnot authorizing sale.

When any real property is conveyed by deed of trust, or other trustinstrument, whether heretofore or hereafter made, to a trustee and there isno provision authorizing the trustee to convey the property or any partthereof, which is the subject of such deed of trust, and the trustee conveyssaid property or any part thereof, such conveyance shall be valid after aperiod of thirty years from the date of such conveyance, provided there havebeen no adverse claims against the property so conveyed in the interim, andprovided that such conveyances to and from said trustee were properlyrecorded and indexed at the time of the conveyance, in the appropriateclerk's office wherein deeds are recorded in the county or city wherein theproperty lies.
