55-51. Deeds good between parties.

Any deed, or a part of a deed, which shall fail to take effect by virtue ofthis chapter shall, nevertheless, be as valid and effectual and as bindingupon the parties thereto, so far as the rules of law and equity will permit,as if this chapter had not been enacted.
