70-1-521. Grant may inure to benefit of stranger

70-1-521. Grant may inure to benefit of stranger. Except as provided in 70-1-522, a present interest and the benefit of a condition or covenant respecting property may be taken by any natural person under a grant although not named a party to the grant.
