      Sec. 47-36k. Technical words of inheritance not necessary. In any conveyance or reservation of real property or of any interest therein, the terms "heirs", "assigns" or other technical words of inheritance are not necessary to convey or reserve an estate in fee simple. A conveyance or reservation of real property or of any interest therein conveys or reserves an estate in fee simple, unless otherwise expressly limited in the deed or reservation.
