1952.2.
Sections 1951 to 1952, inclusive, do not apply to:
(a) Any lease executed before July 1, 1971.
(b) Any lease executed on or after July 1, 1971, if the terms of the lease were fixed by a lease, option, or other agreement executed before July 1, 1971.
