PER CURIAM

In this mortgage foreclosure case, defendants appeal from a September 4, 2009 order denying their motion for relief from the judgment of foreclosure entered on April 22, 2009.

After carefully considering the record and briefs, we are satisfied that all of defendants' arguments are without sufficient merit to warrant discussion in a written opinion, R. 2:11-3(e)(1)(E), and we affirm substantially for the reasons expressed by the trial judge in his oral opinion of September 4, 2009.

Affirmed.
