PER CURIAM
Plaintiffs John and Sabine O'Mahony filed a complaint seeking specific performance of an alleged contract to purchase a forty-seven acre horse farm owned by defendant Kwok C. Tom. Plaintiffs appeal from an order granting summary judgment in favor of defendant Tom. We affirm substantially for the reasons expressed by Judge Rosemarie Williams in her September 24, 2004 oral opinion.
Affirmed.
